Benchmarking and Assessments

Energy Star Benchmarking

Rivion recognizes that a strategic approach to energy management begins with tracking a property’s performance and identifying opportunities for savings. Understanding the energy and water usage of different space types associated with a typical building (such as office, retail, data centers, office server rooms, parking) is integral to sustainable and efficient building operation.

LEED Assessment and Certification

LEED For Existing Buildings

Working closely with key personnel, on-site building engineers and property managers, Rivion reviews current building operations. The team prepares a LEED for Existing Buildings Assessment report that includes:

  • A project specific LEED scorecard for each level of certification determined to be achievable
  • Associated costs with every prerequisite and pursued credit. The breakdown of costs include Rivion fees, Green business Certification, Inc. registration and review fees as well as costs estimated for services or materials provided by others
  • Executive summary with high priority items for certification.

Leed For New Construction, Core And Shell And Commercial Interiors

Working with the owner, general contractors and architectural and design consultants, Rivion will review the current project documents and provide an assessment report. The intent of the gap analysis is to provide building ownership with an overview of the additional work required to achieve certification. The analysis includes the following steps:

  • Document gathering and review
  • Credit analysis required to reach a 90 percent confidence level
  • Energy modeling required to reach a 90 percent confidence level
  • Summary report of the analysis and conference call with project team

Rivion employs the latest technologies and survey methodologies to ensure our clients’ operations and systems run as efficiently and intelligently as possible. Our team of experts has completed more than 100 energy efficiency audits over the past five years.

New Construction Services

Energy Modeling

Rivion provides Energy Modeling services that help predict energy use of newly designed buildings and models the impact of energy efficient improvements and existing building energy efficiency. Our experts have assisted clients in a wide array of projects including energy retrofits, LEED® certification and PACE funded projects.

Commissioning

Commissioning minimizes the negative impact buildings have on the environment by verifying the mechanical systems are designed and constructed to operate as intended. When considering the long term benefits, commissioning is a cost effective way to ensure the project building is aligned for energy efficient success and that success continues throughout the building’s life cycle. We are responsible for every aspect of pre-assessment and commissioning. We lead, review and oversee the completion of the commissioning process and serve as an objective advocate for the owner.

Measurement and Verification (M&V)

Our team of sustainability experts utilizes measurement and verification in the evaluation of project performance to determine if the project meets or exceeds the expected outcome. Rivion uses the International Performance Measurement and Verification Protocol (IPMVP) and the Federal Energy Management Program (FEMP) guidelines to establish a baseline, and verify results of energy, water and renewable energy projects.

LEED Assessment and Certification

LEED for New Construction addresses design and construction activities for both new buildings and major renovations of existing buildings, which includes major HVAC improvements, significant envelope modifications and major interior rehabilitation. While primarily focused on design and construction, LEED for New Construction also helps lay the foundation for sustainable operations and maintenance practices once the project has been completed. Planning for green operations and maintenance from the start can help building owners and staff ensure that the building performs to its full potential.

WELL Certification and Consulting

The WELL Building Standard® is the world’s first building standard focused exclusively on human health and wellness. It is a performance based system for measuring, certifying and monitoring features of the built environment that impact human health and wellbeing. Rivion is qualified to provide the required measurement and reporting to enable members to receive WELL Certification.

Building and Facility Audits

A building or facility audit identifies opportunities for efficiency and operational improvements in existing buildings. Rivion has completed more than 100 energy efficiency audits and follows the two-step process outlined in ASHRAE. We do not represent a product provider, installer or utility company, allowing for an unbiased energy analysis.

Operational Assessments

Rivion employs the latest technologies and survey methodologies to ensure our clients’ operations and systems run as efficiently and intelligently as possible. Our team of experts has completed more than 100 operational audits over the past five years.

Campus Building and Facility O&M Assessment

Rivion provides Operation and Maintenance (O&M) assessments for entire campuses or individual buildings. O&M assessments uncover how building systems and equipment are currently operated and maintained and what the most significant problems are for building staff and occupants. Assessments identify opportunities for optimizing energy-using systems and improving O&M practices.

I-BEAM Audits
Rivion performs Environmental Protection Agency (EPA) designed Integrated Building Evaluation and Assessment Models (I-BEAM) for building Indoor Air Quality (IAQ). I-BEAM updates and expands the EPA’s Building Air Quality guidance and was designed to be a comprehensive state-of-the art guidance for managing IAQ in buildings.

LEED For Existing Buildings: Operations And Maintenance

The rating system focuses on implementation of policies and procedures to continually advance efficiency in building operations, including:

  • Exterior building site maintenance programs
  • Water and energy use
  • Cleaning and alterations practices
  • Sustainable purchasing policies
  • Waste stream management
  • Indoor environmental quality

All buildings (as defined by standard building codes) are eligible for certification under LEED for Existing Buildings. It is targeted at single buildings, whether owner occupied, multi-tenant or part of a multiple-building campus project. Individual tenant spaces must pursue certification through the LEED for Commercial Interiors rating system.

LEED For Core And Shell

LEED for Core and Shell can be used for projects in which the developer controls the design and construction of the entire core and shell base building (e.g., mechanical, electrical, plumbing and fire protection systems) but has no control over the design and construction of the tenant fit-out. Projects can be a commercial or medical office building, retail center, warehouse or lab facility. This rating system is designed to be complementary to LEED for Commercial Interiors and LEED for Retail: Commercial Interiors.

LEED For Commercial Interiors

This is the system for certifying high-performance, sustainable tenant spaces that are healthy, productive places to work; are less costly to operate and maintain; and have a reduced environmental footprint. It gives tenants and designers the power to make sustainable choices and be recognized for them when not involved in the development of the building itself. Making these choices during tenant improvements and interior renovations can dramatically affect the indoor environment of the property. This rating system was developed specifically for tenants in commercial and institutional buildings who lease space or don’t occupy the entire building.

LEED For Retail: Commercial Interiors

​LEED for Retail: Commercial Interiors recognizes the unique nature of the retail environment and addresses the different types of spaces retailers need for their product lines. Compared with other commercial buildings, retail differs in occupancy characteristics and hours of operation, parking and transportation considerations and water and energy consumption. Retail projects also may be part of a larger multi-tenant retail complex, where certain issues are addressed at the site level rather than by the project itself.

LEED For Schools​

The LEED for Schools rating system was developed to address the design and construction of K-12 schools. Based on LEED for New Construction, it focuses on classroom acoustics, master planning, mold prevention, environmental site assessment and other important issues for these specific buildings. LEED for Schools provides a comprehensive tool for sustainable schools by recognizing the uniqueness of school spaces and their occupants.

LEED Performance Path, formerly known as LEED Dynamic Plaque, is a state-of-the-art digital platform that will allow any project—whether a single building, a community or an entire city—to measure improvements and benchmark against itself and projects around it. Arc is a complement to LEED and other green building systems, standards and protocols that allows buildings and spaces to connect to the built environment in a new way by comparing performance metrics and connecting them to green building strategies. Projects can use Arc to earn LEED certification, recertify an Existing Building: Operations & Maintenance LEED certification and verify performance.
