Metro Park 2, located in Alexandra, Virginia, is a building consisting of government office space. It was originally constructed in 2000. In December 2016, the 137,570 square foot building was certified Leadership in Energy and Environmental Design (LEED®) Silver by the U.S. Green Building Council utilizing Transwestern’s LEED for Existing Buildings: Operations and Maintenance™ v2009 Volume Program.
Challenges and Solutions
Metro Park 2’s site includes vegetation that allows for site infiltration of rainwater, limiting pollution from stormwater runoff and eliminating contaminants. It also reduces the demand on municipal stormwater systems for collection and treatment of runoff. Through a stormwater management calculator, it was determined that over 25 percent of a design storm rainfall is mitigated on site.
The site team implemented a stormwater inspection checklist to review areas on site for maintenance needs including vegetated areas, aggregate repair and replacement, condition of inlets and outlets, nutrient and pesticide use, areas of erosion, soil aeration, and steep slope identification for future monitoring.
Metro Park 2 is implementing an Indoor Air Quality (IAQ) Management Plan based on the Environmental Protection Agency’s (EPA) Indoor Air Quality Building Education and Assessment Model (I-BEAM). The IAQ Management Plan aims to manage major sources of indoor pollution in buildings such as remodeling and renovations, painting, pest control activities, shipping and receiving, moisture and mold. Additionally, the plan establishes procedures for receiving and responding to building occupant feedback regarding IAQ.
A challenge faced during the recertification project was garnering participation from all building tenants for the transportation and occupant comfort surveys. Building ownership and the on-site management team implemented a tenant engagement program to account for occupant preferences. This program is likely to increase employee satisfaction with their working environment and encourage them to take interest in the building’s long-term sustainability goals.
- Achieved an ENERGY STAR® performance rating of 79.
- $950 savings annually by reducing drinking fountain run times, installing lobby lighting control, and ensuring VAVs are in unoccupied modes during non-business hours.
- Reduced indoor water use by over 30 percent from the IPC/UPC baseline in flow and flush fixtures.
- Demonstrated a 26.8 percent reduction in conventional commuting trips through a variety of alternative methods.
- Achieved exemplary performance in Materials and Resources Credit 8: Solid Waste Management – Durable Goods. The building recycled 100 percent of electronics diverted during the performance period.
- Building lamps purchased during the performance period had an average picogram/lumen hr of 86.42. Lamps have low mercury content and high life hours per the amount of light they produce.
- Over 85 percent of cleaning and paper products purchased meet sustainable criteria.
- Employs an integrated pest management plan that encourages limited use of pesticides and least toxic options if necessary.
- Implemented a high-performance green cleaning program that incorporates janitorial training in the hazards, use, maintenance, disposal and recycling of cleaning chemicals, dispensing equipment and packaging.
